Jonesborough lots, older tanks, and county-seat setbacks.

Jonesborough is Washington County's seat, with historic parcels that weren't drawn for a modern pump truck. Older tanks, stone and brick homes, and shorter setbacks show up in the same conversation as soil depth. If you're restoring or buying near the historic core, get eyes on the system before you budget the kitchen.

Jonesborough is not "Johnson City, but quaint." The county seat has a historic grid, later county-seat ranches, and rural edges toward 11E. Those are different truck problems.

Historic core vs out toward 11E

Near the historic district the lots are smaller and the swing room is worse. Lids hide. Tanks are older. A pump truck still has to reach them without taking out a fence that predates the interstate. Outside the walking-tour streets, Jonesborough looks more like the rest of Washington County: ranches, newer houses, and soil that still has to pass before anyone pours a conventional field.

Setbacks on a small parcel can kill a layout that would have been easy on five acres in Piney Flats. That is a design fact. It is not a reason to skip the soil evaluation.

Soil and permits

Same TDEC Johnson City Environmental Field Office as Johnson City proper. Construction permits for new work and many repairs. Soil profile before design. Lots that "fail" conventional can sometimes take alternative systems at higher cost. You can buy land without a soil evaluation. You may not be able to build what you want.

Pump-outs when you can show us the lids, or when you can't and we need to locate. Repairs on tanks and baffles that have been in the ground longer than the kitchen remodel. Install conversations only after the soil report exists. Inspections when a buyer is staring at an old tank on a pretty street and wants fewer surprises.
